Located on Loess Hills Scenic Byway, the Woodfield Subdivision is in a beautiful and elevated location with panoramic views of the surrounding hills and trees. As an ecologically planned community, the Woodfield Subdivision was designed with an approximate 40/60 Developed/Undeveloped ratio, making the area ideal for native prairie grass restoration, while buffer plantings protect privacy. The quarter acre lots provide individual privacy yet minimize property maintenance. The land hosts a variety of eco-systems from Native Prairies and Hardwood Forests to Wetlands and Ponds, and every lot has direct access to a walking trail system. The Woodfield Subdivision will use the Glenwood Municipal water supply and have central wastewater treatment (no septic systems). To help minimize cost and open up recreation potential, a Property Owners Association will manage and maintain common areas.
The Woodfield Subdivision was adapted to the topography and natural features of the countryside, not only for the scenic value, but also to minimize grading and prevent storm runoff from the site. The "Organic" road and trail system will be county maintained and include approximately 20,000 ft. of scenic walking trails, serving every lot and providing access to the natural features. Stretching through the timber, meadows and wetlands, the trails also provide viewing of wild turkey and deer. The road system is designed to minimize traffic concentration and conflict, and contains "nodes" for school buses and mail delivery.
The Woodfield Subdivision will have a phased development to meet the market demand and has already received a $400, 000 grant to restore wetland areas and conduct open prairie seeding. The county has approved the preliminary subdivision plans which include underground power and telephone lines, and a central water and sewer system. The Water Board has given preliminary approval for the water services.
